What Foundation Repair Actually Costs

Here is the thing nobody tells you: the price of a pier is roughly the same everywhere in the country. Your bill is decided almost entirely by how many of them your house needs - and that comes down to why your soil moved in the first place.

Across the United States a steel push pier installed runs $1,300-2,900, and most real jobs need between 4 and 14 of them. That range in count - not the unit price - is what separates a $6,000 job from a $28,000 one.

An independent structural engineer's report costs $400-900 anywhere in the United States. In states that do not license foundation contractors, it is the most valuable money a homeowner can spend, because it lets three contractors quote the same scope.

The two US cities where we hold first-hand unit prices - Tallahassee FL and Wichita KS - quote piers within a few hundred dollars of each other. Their soil moves for opposite reasons.

Expansive clay changes volume with moisture. That single sentence covers both of the cities we have researched, and yet the practical advice for them is the reverse of each other.

In north Florida the clay takes on water and swells, and mature live oaks pull enormous volumes back out - so movement follows trees and drainage, and prevention means managing roof water and root proximity.

In south-central Kansas the damaging movement follows drought. The clay shrinks, pulls away from the footing, and the house settles into the gap. Prevention there means the opposite action: watering the soil around the perimeter, evenly, during dry spells.

A national cost guide that gives you one average pier count is averaging over that difference. It cannot be right for either place.

Take the pier rate, multiply by the count in your engineer's report, and you have most of your estimate. If a quote sits far above that arithmetic, ask what else is in it - interior access, concrete removal and replacement, and excavation depth all legitimately add.

Buy the engineer's report before the repair quote

Many US states, Kansas among them, do not license foundation repair contractors at state level. There is no state board to check a licence against, which makes the ordinary safeguards thinner than in most trades.

A structural engineer who does not sell repairs has no interest in how many piers you buy. For $400-900 you get a written opinion on whether the movement is active, what is causing it, and how many piers - if any - are needed. That document then lets three contractors quote the identical scope, which is the only way three prices become comparable.
